Board Nominating Letter
Notes from the September 22,
2008 OBC Board Meeting
On Landscaping: Lou Marzano reported that the sprinkler
systems would be turned off on Oct 30.
On the gutters and downspouts project: we are waiting for a
bid. Then depending on the costs, some of the buildings will
be done this year. The gutters on the fronts of the
buildings are all done with the wider ones; the rear ones
are being changed in phases.
Fairfield: The street repair is complete; the new asphalt
was done the week of Sept 15th.
Capstone Project: this year’s phase of this work has been
completed by Soumar.
Maintenance: 1 light pole and a concrete base will be
replaced, and some boulders will be relocated to protect
light poles from being knocked over.
Management reported that a gas leak had been repaired by
Nicor, 3 fire alarms were reported for August, 2 fire alarm
panels were repaired in August.

1. The Animal
Ground Feeding Rule was approved.
Refer to the attached
notification that will be mailed to all unit owners.
2. Removal of the extreme snowfall this winter has caused
OBCCA to spend
triple the amount budgeted for plowing. This will impact the
projects that
can be accomplished in 2008. As a first step, the Board
approved
replacement of rear gutters on only the 9 worst buildings.
The others will
be re-budgeted for 2009.
3. The Board selected an affiliate of the Barrington Bank &
Trust to manage
our reserve money, and any temporary excess operating funds.
They will
provide OBCCA with CD rates and terms and purchase CDs when
approved by the Board. They will compare rates at 15
separate banks to provide the highest interest, and will
manage the account to assure that no more than $100,000 is
in each FDIC insured bank. Any custodial fees will be borne
by the bank.
4. The Board solicited courtesy pricing for window washing
(this is solely
a unit owner expense). Of the bids received, Midwest Window
Cleaning, PO
Box 6817, Villa Park, IL 60181, was still the cheapest. Any
unit owners who
wish to use this service can contact Mike Pocevich at
(630)530-4128.
However, use of this contractor is neither approved or
disapproved by the
Board.
Notes From
November 2007 Board Meeting of Oak Brook Colony
REMINDER Board meeting for December is scheduled for Dec 17
At the meeting on November 26th Lou reported that there
would be one more clean-up of the leaves, that was completed
the week of the 26th Nov.
A bid to clean out the gutters and downspouts was approved.
Darrell reported that there will be a pond project next year
to clean out the sediment, there’s a contract with sediment
Removal Systems, Oak Brook Colony will share the cost with
Gingerbrook.

The Annual Meeting was held on
October 22, 2007
Three new Board members were elected, Edward Highley, Mike
Kiefer, and Greg Zbasnik.
The officers of the Association are as follows:

Greg Zbasnik gave an overview of the projects that were
completed in 2007 and presented a
5-year plan of work to be done in Oak Brook Colony over
the next 5 years.
The regular monthly Board meeting was also held , the
insurance bids for next year were discussed and voted on by
the Board. Homeowners in attendance at the meeting received
a copy of the audit for the year ended December 2006. |
