Informal Summary of the October 24, 2011,

ANNUAL HOMEOWNERS MEETING Oak Brook Colony Condominium Association (OBCCA) Held at Gloria Dei Church, Downers Grove, Illinois


The
2012 Budget is now approved.

The Annual Meeting and Election was held after the Regular Meeting on October 24th.

Downers Grove’s efforts to annex Oak Brook Colony into its village have been investigated and averted for the time being.  The law, as it is currently written, does not allow DG to involuntarily annex the properties of Oak Brook Colony, Chambord, Chateaux Loire, and Gingerbrook.

2011 work that was done, included: Tuckpointing; Painting of high siding, lofts, and chimney chases; Repaving of Patrick Henry Square, Prince George Lane, the East-West portion of Gloucester Way, and portions of Governors Trail; Repouring of collapsing storm sewers; Sealcoating of driveways installed in 2008 and 2010; Repair of selected concrete work; Resurfacing of deteriorated exterior stairs for 5 units; Installation of a wireless fire alarm panel to eliminate AT&T charges; Rear unit erosion repair; Pond tree cutting; Tree trimming and treatments; Completion of a tree inventory for the property; Planting of perennials at the entrance; Reconstruction of the eroding swale between the buildings of Patrick Henry Square and Prince George Lane.

Pending favorable pricing and Board approval, the main projects for 2012 will be: Resurfacing several streets, Painting of brown portions of front and rear entries, Tuckpointing, Start of a 3-year rolling program to sealcoating all driveways, and continuing to address erosion.

Three Board seats were up for reelection. The new Board is shown on the
Association/Board of Directors Page.

General announcements made at the Meeting:
• Satellite dishes must be mounted on the wooden chimney chases and the wiring can only enter the unit through the chase.  No wires are allowed on the roofs, flashing, or firewalls.
• Seasonal decorations need to be taken down by January 31st.
• Patios should be cleared of seasonal furniture by the end of November for the winter.
• The Oak Brook Colony website URL is www.oakbrookcolony.org (www.oakbrookcolony.com also works). Everyone was encouraged to check out the valuable information contained on the site.
• Comcast is OBCCA’s preferred supplier.
• Any exterior work requires an
Architectural Modification Request (which can be obtained on the website or from CMS).

Downers Grove has expressed an interest in annexing Oak Brook Colony into its village. The Board has met with representatives of Chambord, Chateaux Loire, and Gingerbrook to gather more information regarding the village’s intentions and to determine options available.

2010 work that was done, included: Tuckpointing; Painting of white overhangs and fire lane curbs; Replacement of all remaining driveways and curbing; Repaving of Old Tavern Road, Colonial Parkway, Palace Green Lane, and Paul Revere Lane; Repouring of collapsing storm sewers; Clearing of clogged storm drain sewers from the detention area adjacent to Fairfield; Sealcoating of driveways installed in 2007 and 2009; Repair of selected concrete work; Resurfacing of deteriorated exterior stairs for 4 units; Repair of faulty streetlights along Fairfield; Rear unit erosion repair; and Tree trimming and treatments.

The Sheriff’s office offers several programs that may be of interest to residents at Oak Brook Colony: House Watch, Medical Emergency Lock Box, SPARS (memory loss person data, Guardian Calls, and Free 9-1-1 Cell Phones). 2009 work that was completed included: Replacement of all garage doors, Tuckpointing, Painting of black wrought iron and entrance letters, Replacement of all remaining driveways and curbing (except for Gingerbrook, Palace Green and Paul Revere), Sealcoating of driveways installed in 2008, Repair of selected concrete work, Straightening of all courtyard walls, Resurfacing of deteriorated exterior stairs for 5 units, Installation of the final phase of capstones, Repair of faulty streetlights, Rear unit erosion repair, Installation of larger rear gutters on all remaining units, Removal of deteriorated portions of the fence at I-88, Removal of non-functioning bay support piers, and Tree trimming and treatments.
